You want to sell your house?  Even in today's market, people are buying.

But WHAT are they buying?

2 kinds of houses, from what I can tell.

1.  the fixer-upper, foreclosed upon, run-down, dump that they can get a killer deal on

AND

2.  the really clean, organized, well maintained house that shows great, smells good and says move right in so let me make a decent offer to get this house before someone else does.

Listen to what my clients have said about a fresh space:

"My house sold the day it went on the market . . . and buyer told me it was because it just looked ready to move right in.  Believe me, it didn't before you got there!"

and…

"All the agents in my office keep asking why my houses sell so fast, and why everyone in my neighborhood has me list their homes.  I tell them it's because Liz comes in and works with my sellers - my houses look fantastic and show great - so I get the offers - fast"

a fresh space offers several options in the process of preparing your home for sale

Great for everyone from the do-it-yourselfer to a more hands-off approach, I work within your budget and your time constraints to make sure your house stands out from the rest.

Here’s how I can help you get your house sold:

DIY Option…

This option is great if you are the kind of person who likes to be hand-on and get things done yourself.  It’s also great for those who have a bit of lead time before listing, and have the time & energy to get the house in order.

Here’s what I do:
  • Meet at your house after I review the competition (i.e. the other homes for sale) in your area and get an idea of your price point and goals
  • Review the home, inside and out
  • Take notes and photos while giving you specific recommendations on what needs to be done and how to do it

At this point - we go over everything verbally - you take (lots and lots) of notes and run with it.  Of course, I'm available for questions and later review of your work but if you are motivated and really work hard—YOU CAN DO IT!

*This takes about 2-3 hours (fee $175)

A recent email: "I can't believe how much information you gave me in such a short amount of time.  I've got my to-do list and am halfway done with it.  I've saved so much time and money taking your advice."

Another recent email:  "Thank you so much for your help in staging my home, we had a contract in less that a week!  Your tips and suggestions were easy to follow and it is amazing how a those changes can have such a big impact.  My home seems bigger, less cluttered, more organized and easier to maintain.  I would highly recommend your services to anyone, not just those who are moving.  I could not have done this without your help and I will carry over your advice into my new home.  Thank you again, your help was invaluable!"

I’m a Do-It-Yourselfer, but…

This option is great if you love to do it yourself, but perhaps won’t be able to get it done in your time frame. Once I consult with you and evaluate your home , you can decide how much of the process you would like to accomplish yourself . . . and let me do the rest.

I help you with:
  • De-cluttering
  • Organizing (closets, pantries, cupboards, storage areas, etc.)
  • Staging of rooms, built-in shelving, kitchens & baths, etc.
  • Personal shopping (accessories, organizing supplies, packing materials)
  • Coordination of professional services such as contractors, handymen, packers, cleaners, movers, painters and more
  • Furniture re-design and accessorizing
  • Coordination of disposal of unwanted items such as a rummage sale, charity donations, hauling off of items for removal, etc.

Here's a quote from a recent client:  "You are amazing.  I found working with you very valuable and would recommend you to anyone.  I believe you know how to transform and am looking forward to a sale very soon."   *home was under contract in 8 days

*Half day staging/organizing fee:  $300 + materials

Full Service Option…

I do it all!

We’ll meet and review the home, then I’ll either jump right in, or gather my team, to get it all done. Working efficiently to accomplish our goals, your house will be in the best shape possible so potential buyers are wowed.

I gather all of the estimates, pull together the contractors, create spreadsheets and timelines.  All you have to do is sit back and watch - because I take care of everything. (my fee is hourly but I can usually give you a pretty good estimate upon review of the project)

Just received from a client:

Here is our newly redecorated home (they sent me pics!), we couldn't have done it without you!  We were a bit overwhelmed at first but we needed the dose of reality. After you left we started right away (on your suggestions).  We made sure you were at the top of the list for home stagers/consultants on our realtor's contacts, and we've been singing your praises to everyone.  If the house sells this summer, we definitely owe it all to you.  Thanks again!

Check out my page on Extreme Staging - this takes it "one step beyond" with my compliments to Madness .

March 1, 2007… I would like to express my sincerest thanks for the thoughts and prayers from my friends, family, clients and business acquaintances during my recent, and successful, battle with thyroid cancer. Many have asked how I knew I had it. Well, I didn’t, but I knew something wasn’t quite right when I kept feeling an odd pressure in my throat. So, I offer my greatest gratitude to Dory Turney at Dr. Frank Caprio’s office with Heritage Medical Associates for hounding me to get in for an ultrasound, which resulted in finding nodules on my thyroid. Special thanks also to Dr. Rekha Pandula, my endocrinologist, and Dr. Kathleen Crews Williams, my surgeon. My recent scan, after my radiation therapy, showed that the cancer should be eradicated from any thyroid cells and lymph nodes. Now, it’s a matter of regaining my strength and stamina. The hardest part for me has been accepting the help and support of others, which is difficult for someone like me. I just want these people to know how much they are appreciated, and how much they helped me get through this. And for anyone who doesn’t feel quite right… please have it checked out, even if you are the one who is always taking care of everyone else—take care of yourself first!
